TEC didn't want a managed-office floor. They wanted a hotel-grade members' club, built in seventy-five days.
The Brief
The Executive Centre is one of Asia-Pacific's leading premium managed-workspace operators. Their Helios Tech Park floor had to meet the TEC brand standard — effectively a five-star hospitality register in a commercial building — while being built to a 75-day programme and a budget that required in-house manufacturing of the premium elements rather than procurement from premium vendors.
The Challenge
82,000 square feet of premium managed-workspace in 75 days. The hospitality-grade joinery, the members' café, the marble reception and the concierge desk all had to be manufactured in Jigani and installed in a single coordinated sequence. Any delay to the programme would shift TEC's opening date and impact their first-month membership revenue.
What we designed
Designed to the five conditions of the Performance Climate.
Ground
Polished marble throughout the reception and café zones, with premium carpet in the meeting and lounge areas — the material hierarchy communicates the grade of each zone without signage.
Air
Members' meeting rooms acoustically isolated from the café and lounge so the members' club experience holds regardless of occupancy levels.
Light
Pendant lighting layers in the café and reception — a meshed grid overhead, lower pendants over the bar and dining surfaces — create the multi-zone light environment of a hotel lobby.
Flow
A concierge model: members arrive at the revolving door, are met at the concierge desk and led to their workspace — a spatial sequence borrowed from hospitality, not office management.
Focus
Meeting rooms, phone booths and quiet lounges distributed across the floor so members always have a private space within short walking distance, regardless of where their regular desk sits.
What we built
The reception desks, the members' café counter, the concierge desk, the coffee-bar joinery and all the decorative ceiling elements were manufactured at Jigani on a production schedule that ran in parallel with the structural and MEP works on site. Install-ready on day one of the fit-out phase.
